What do I need to apply for an apartment?
To ensure a smooth application process, please provide:
- Government-issued photo ID
- Proof of income (pay stubs, employment letter, or job offer letter)
- First and last months’ rent with completed application
- References from previous landlords
- Credit check authorization
How long does the application process take?
We strive to process applications quickly, typically within 24-48 hours. Our team will keep you informed throughout the process.
Do I need a credit check?
Yes, we require a credit check for all applicants. The credit check helps us assess your financial situation.
How far in advance should I inquire about a unit?
Since our current residents provide 60 days’ notice to vacate, we typically know unit availability two months in advance. We encourage you to contact our building superintendent to be placed on a waitlist for your preferred property.
Your Lease and Payments
What is a lease agreement?
A lease agreement is a legal contract governed by the Residential Tenancies Act (RTA) in Ontario. This document outlines the rights and responsibilities of both residents and WJ Properties. We use the Ontario Standard Lease Form for all new lease agreements.
How long is the lease term?
Our standard lease term is 12 months. Prior to the expiration of your lease, our residents are reminded about its anniversary. When the twelve-month lease term expires, residents are automatically renewed on a month-to-month basis until proper notice of at least 60 days has been given.
When and how can I pay rent?
Rent is due on the 1st of each month. For your convenience, we offer multiple payment options:
- Pre-authorized payments (recommended)
- Online payment through our Resident Portal
- Post-dated cheques
What utilities am I responsible for?
At WJ Properties, your rent includes heat and water. Electricity (hydro) is billed separately. You’re responsible for setting up your own electricity account, internet, and cable services.

What can I expect when moving in?

Tenant insurance is required for your protection. It provides essential coverage for:

- Replacement Cost: Ensures full value replacement of damaged items
- Additional Living Expenses: Covers temporary accommodation if needed

How do I submit maintenance requests?
We’re committed to maintaining your home to the highest standards. Submit maintenance requests through:
- Our online Resident Portal (recommended)
- Email to our Resident Superintendent or Property Manager
- Phone for urgent issues
Emergency maintenance issues are addressed within 24 hours, while routine maintenance is typically completed within 48 hours.
Moving Out
What notice do I need to provide when moving out?
As per Ontario law, residents must provide a minimum of 60 days’ written notice using the official N9 form. Our Resident Superintendent can provide this form and guide you through the process.
